Vynmsa Launches New Industrial Buildings in Apodaca, Nuevo León with Immediate Operational Readiness

Vynmsa expanded its industrial footprint with the launch of two new speculative buildings—Spec I and Spec II—at Apodaca East Industrial Park in Nuevo León, designed to accelerate the installation of industrial operations with immediate readiness.

The developments were presented during an Open Space event, where their technical and operational features were highlighted, all aimed at enabling companies to begin operations from day one. The concept responds to growing demand for industrial space that reduces implementation timelines and eliminates lengthy build-out processes.

Industrial infrastructure in Apodaca with immediate startup capability

Both buildings were designed to minimize setup requirements by integrating essential infrastructure from the outset. Each includes fully built office space (140–141 m²), 500 kVA electrical substations, and basic fire protection systems.

This built-in infrastructure reduces complexity during installation and supports faster real estate decision-making in highly demanding operational environments.

Flexible and scalable industrial space

Spec I and Spec II are configured to accommodate different operational scales within the park:

  • Spec I: 15,725 m² of built area
  • Spec II: 26,020 m² of built area

Both buildings feature a structural grid of 15.24 meters with clear spans ranging from 23.77 to 26.21 meters, enabling efficient operational layouts and flexible configurations.

From a logistics standpoint:

  • Spec I includes 6 loading docks, expandable by 4 additional positions
  • Spec II includes 10 loading docks, with capacity to add up to 8 more

This scalability allows companies to expand operations without relocating in the short term.

Both facilities also integrate 500 kVA substations and fire protection systems, reinforcing their focus on immediate operational capability.

Leasing flexibility aligned with industrial demand

Leasing schemes are structured to adapt to each company’s needs, offering shorter lease terms and flexible contract structures. Options to purchase at the end of the lease term are also available, providing additional flexibility for medium- and long-term planning.

This adaptability has become a central factor in industrial real estate decision-making.

The addition of Spec I and Spec II in Apodaca expands the availability of industrial space in northern Mexico and reflects a shift in development strategy. Immediate availability, logistics efficiency, and scalability are increasingly defining criteria for companies selecting industrial locations.
