Mexico's central region growth

During the third quarter of 2021, central Mexico has had a positive
investment performance. Mexico City has been one of the most active, with over
2.3 million square feet in closed deals with developers such as Prologis,
Shabot, Parks and AM Developers.
Representative transactions in the city have been from companies such as
Gaia, Amazon and Autoliv, according to Jaqueline Mejpia, National Market
Intelligence at Market Analysis.
Likewise, Puebla had a good quarter as compared to the same period in
2020, with 496,000 square feet in gross absorption. "There was a clear
growth in investments, most of them taking place in the Cuatlancingo
submarket."
The most important developers are Vesta and Finsa; and representative
leasing transactions came from companies such as Pharmaticsa Mexico, Trucktile,
Coat, Bimex and Beyong Business.
The Toluca market also showed a gross absorption of 1.25 million square
feet; and over 1.02 million square feet in buildings under construction.
Market Analysis stated that the most significant developers in this
quarter are Vesta, Artha Capital, Parks, Pulso Inmobiliario and Tossie; and
representative transactions included clients such as Barcel and Daimer.
