How El Bajío's industrial sector will kick off in the first quarter of 2022

The Bajío area has shown dynamism in several markets
during the first quarter of 2022. The leading one was Guadalajara, with a gross
absorption of over one million SF and the presence of companies such as
Shenzhen Minglida, Waldos and Ademsa.
Daniel Tapia, Bajío Market Intelligence of Market
Analysis, reported on the firms that will be setting up or expanding their
operations in this part of Mexico, as well as the main investor countries and
the highest growth sectors in different markets.
QUERÉTARO
According to Daniel Tapia, during the first quarter of
2022, Queretaro had a gross absorption of 552,782 SF; with 1.37M SF of
speculative buildings under construction, and 383,327 BTS.
The highest absorption submarkets were Aeropuerto
(300,000 SF lease), El Marqués (just over 150,000 SF lease and sale), and Norte
(almost 100,000 lease).
Significant transactions in the market were carried
out by a confidential logistics company, with 161,183 SF BTS in the Cantera
industrial Park; Bosch, with 129,167 SF of expansion in the Aerotech industrial
Park; Daevoo, with 104,625 SF in Querétaro Aerospace Park; Donkuk, with 92,977
SF BTS in the Finsa Querétaro Park; and INX, with 32,830 SF in the Innovación
Technological Park.
Exeter, Aerotech, Vesta, Finsa and Guindi were the
developers involved in these operations, respectively.
The most dynamic industrial sectors during the first
quarter of 2022 were automotive and e-commerce, both with a 29% share, followed
by steel with 23%, and electrical-electronics with 19%, stated Daniel Tapia.
Korea stands out as the main investor, with 36%,
followed by the United States with 35%, Germany with 23%, and the Netherlands
with 6%.
GUADALAJARA
The total gross absorption in Guadalajara was 1.09M SF
during the first quarter of 2022. Daniel Tapia reported that there are 345,286
SF of speculative buildings under construction and 312,995 BTS.
He emphasized that the leading submarket was El Salto,
with nearly 1,000,000 SF; while Zapopan and Lopez Mateos registered a total
gross absorption of less than 200,000 SF respectively.
Representative transactions were made by confidential
companies in the San Jorge and Kampus Industrial Parks, carried out by
developers American Industries and Alveo Capital; followed by Shenzhen
Minglida, for 146,138 SF in Prologis Park El Salto; Waldos, with 129,167 SF in
El Salto Park II; and Ademsa, with 101,105 SF in Kampus.
Supply chain was the leading sector for investment in
this market, with a 41% share, followed by automotive with 26%, food and beverages
with 12%, electrical and electronics with 11%, and beauty and health with 10%.
The United States, with a 44% share, Mexico (30%), and China (26%) were the
most important countries in these investments.
GUANAJUATO
Gross absorption of 227,048 SF was recorded in
Guanajuato during the first quarter of 2022; also, there was a total of 433,702
SF under speculative construction. Irapuato, with 120,000 SF, and Celaya, with
over 100,000 SF, were the most dynamic submarkets.
Daniel Tapia noted that the representative
transactions were Webasto with 121,176 SF in Vynmsa Gto, and Estándar Profil,
with 105,872 SF in Amistad Bajío.
100% of the first quarter transactions in Guanajuato
were carried out by companies in the automotive sector; 53% of the investment was
made by Germany, and 47% by Turkey.
SAN LUIS POTOSÍ
San Luis Potosi achieved a gross absorption of 531,453
SF; and 122,941 SF in speculative building construction.
WTC, Logistik and Tres Naciones were the submarkets
with the largest participation.
Companies such as Daikin (224,321 SF), Draexlmaier
(134,496 SF), CWL Global Logistics (68,506 SF), Eaton (55,639 SF), and a
confidential company (48,491 SF) stood out in significant transactions.
Electrical and electronics (47%), automotive (39%),
and supply chain (14%) were the largest share sectors; investment was made by
countries such as Japan (46%), Germany (28%), Ireland (12%), and the United
States (14 percent).
AGUASCALIENTES
This market recorded an absorption of 0 SF; however,
177,642 SF of speculative buildings under construction was reported, and 43,000
SF under new inventory, BTS and BTS expansion.
Daniel Tapia also reported that Aguascalientes has an
availability of 350,435 SF.
