Located just 10 minutes from the U.S. commercial border crossing, Zona Alfa is strategically positioned to attract foreign investment, especially from Asian manufacturers seeking relocation options in North America due to rising U.S. tariffs. “Mexico’s competitive advantage under USMCA has become even more relevant, with lower tariff exposure compared to countries facing rates as high as 50%,” Romero explained.

A Holistic and Sustainable Industrial Model

Beyond size and location, Zona Alfa represents a shift from traditional industrial developments to comprehensive, community-centered planning. “It’s no longer enough to provide industrial buildings. Today, companies seek communities with commercial zones, housing, healthcare, and training centers,” Romero noted. This approach aims to address mobility and talent gaps, offering on-site facilities designed to train workers in both technical and soft skills.

Energy infrastructure has also become a priority. “One of the main challenges to industrial growth is energy availability. Many high-consumption sectors, like tech, require power capacities that aren’t always accessible. That’s why we’re integrating solar parks and designing our sites for operational efficiency and sustainability,” he added.

Commitment to Talent Development and Global Competitiveness

A core feature of Turnkey Projects’ strategy is the creation of an industrial training center within Zona Alfa. This initiative responds to specific labor needs identified in collaboration with Tijuana’s maquiladora HR associations. “Take electrowelding, for example—many companies struggle with consistent quality. We want to train world-class talent from the ground up,” Romero emphasized.

National Reach with Regional Focus

While Zona Alfa is a flagship project, Turnkey Projects is also actively developing sites in Rosarito and Ensenada, with expansion plans into Jalisco and Sonora. Each location is chosen based on market analysis and conversations with potential clients. “Depending on the profile—logistics, manufacturing, last-mile—we tailor a development that meets their needs,” Romero explained.
