Northern Mexico Emerges as Key Hub for Industrial Development

Currently, there is significant interest in acquiring spaces to develop industrial parks that meet the needs of companies looking to establish themselves in the country. The northern border and the Bajío region of Mexico have proven to be highly attractive areas for investors involved in the nearshoring phenomenon, according to Martín Anzaldúa, CEO of Grupo Río San Juan.
"The nearshoring trend has been a catalyst for the expansion and opening of new industrial real estate developments. The entire northern border has been very appealing for company locations, but there are also other interesting regions, such as the Bajío, which has shown great dynamism," he said.
In recent years, manufacturing in Mexico has gained significant relevance, particularly in sectors like auto parts, medical supplies, and electronics. This is partly due to Mexico's strategic location as a neighbor to the world’s largest market, the United States. Additionally, the Mexican workforce is highly skilled. These are key factors explaining why the manufacturing sector has evolved so much in Mexico.
"The automotive industry remains the most important in Mexico, along with electronics. Additionally, we've seen growth in the fulfillment and logistics sectors. However, auto parts and electronics continue to hold a prominent place in the industrial sector," Anzaldúa noted.
Mexico: An Attractive Destination
"Any project aimed at economic development is a good project," Anzaldúa remarked. He acknowledged that both the private and public sectors need to participate in terms of processes, infrastructure, and electrical energy, which is crucial for optimal development.
"It’s a team effort, and there are great possibilities for achieving good results," he added. Anzaldúa emphasized that Mexico is privileged in terms of infrastructure, particularly in highways and energy generation.
At Grupo Río San Juan, we focus exclusively on northeastern Mexico, primarily in Reynosa, Tamaulipas, and we are soon to begin operations in the Rio Grande Valley, in southern Texas. Our land reserves in Reynosa allow us to plan long-term projects, while also exploring other markets," Anzaldúa commented.
By 2025, the company plans to continue attracting businesses interested in establishing in Mexico by expanding its industrial parks and driving further growth.
“We have received requests with thousands of specific requirements that were not asked for before. With constant growth and the advantage of being on the border, we live between two worlds. We are creating a region distinguished by the commercial dynamics between northern Tamaulipas and southern Texas,” he said.
He highlighted that the border presents a great opportunity for sharing technology, experiences, and development plans between the two countries, a major strength for the industrial sector.
