Lean Construction with a Mexican Seal: Centinela Property Receives International Recognition

Construction discipline and operational efficiency have become key differentiators for industrial projects in an increasingly competitive environment. 

Under this premise, Rey East Park I, developed by Centinela Property, was recognized as an International Winner at the Kobah Lean Construction Awards, a distinction that validates the effective application of Lean methodologies in high-complexity industrial developments.

The award ceremony took place on November 20 in Madrid, as part of the LEAN IPD Congress 2025, one of the most relevant international forums focused on collaborative construction and industrialized development.


A Long-Term Vision for Industrial Assets

This recognition positions Centinela Property as a developer committed to industrial assets designed for long-term operational efficiency. According to Rodrigo Berrospe Velázquez, Construction Manager, the company’s value proposition is built on combining functional design, construction efficiency, and intelligent operation.

Rather than following rigid standards, the development process focuses on understanding each client’s operational needs and anticipating them from the earliest design and planning stages. This approach enables the creation of flexible industrial facilities capable of adapting to different users without compromising performance.

Operational Control and Execution Efficiency

Located in Reynosa, Rey East Park I is part of an industrial park comprising eight to nine buildings, with infrastructure designed for immediate operation. The project posed a significant challenge due to the simultaneous construction of three buildings, one of which had a committed delivery date.

From the early stages, the team prioritized operational functionality, risk anticipation, and clear execution strategies. The rigorous application of Lean Construction methodologies optimized workflows, improved logistics, and ensured precise control over timelines, costs, quality, and safety—allowing the project to be completed ahead of other developments executed in parallel.

Lean as a Working Culture

A decisive factor in the project’s success was the collaboration with Grupo Hermosillo, a long-standing strategic partner of Centinela Property. Early integration of specialties, open communication, and shared objectives enabled a more efficient and aligned execution process.

Beyond construction, the experience reinforced Lean Construction as a core working culture within the company, extending its application to planning, internal management, and daily decision-making processes.

Raising the Standard of Industrial Development

Following this international recognition, Centinela Property aims to replicate and scale this model across future developments, particularly in key markets such as Reynosa and Ciudad Juárez, as well as Nuevo León and the Bajío region. The focus is on documenting best practices, standardizing successful processes, and strengthening continuous improvement.
