Achieving
industrial parks in the area unify to obtain better opportunities in the market;
it remains as one of the most important challenges the Association of Private
Industrial Parks of the State of Guanajuato (APIPEG, by its Spanish initials.)
Luis Edgar
Martinez Saldivar, treasury manager at APIPEG, said that these establishments
require a lot of management and investment to satisfy the needs of companies
installing in the entity.
That is why; they
constantly require the support from the State Government to have the land
permit and basic services such as water, electricity and natural gas.
“In the
Association we try to match the needs of each member. Our strategy is that APIPEG manages through
people in the entire State to analyze each one of the individual and group
needs, we have a mixed council that helps generating important strategies,” he
said.
One of the
techniques implemented is the positioning of industrial parks inside the
organism, through the promotion of fairs and national and abroad exhibitions,
where several organisms have been supportive such as ProMexico and from Brokers
there are offices in Asia, Europe and North America.
Another strategy
is the creation of public relations with businessmen and representatives from
the Government, to announce the weakness and opportunities industrial parks
have in Guanajuato.
One of the goals
the Strengthened Directive Council has in the period 2017 – 2019 is to increase
the number of APIPEG members, because currently they have 30 members, to which
they have helped having better competitiveness in the real estate sector.
He underlined that
before the uncertainty present in the international market due to the changes
to the North America Free Trade Agreement, in the last three months they
detected that there has been a decrease in the prospect customers’ interest
from abroad to reach the region. But he
emphasized that companies already in the internal market are interested in
expanding.
“Companies already
here are implementing the expansion strategy, sometimes is because they do not
have more land or because they are in areas not ideal for a company settling
and seek to be installed in an industrial park.
He said that 80 % of the companies that have asked about property land are of the internal market, while the rest of the foreign customers probing the market to analyze current prices.
