Increase in foreign investment in Mexico during 2021

In January-March 2021, Foreign Direct Investment (FDI) in Mexico increased by 14.8%
compared to preliminary figures reported for the same period in 2020.
Marcos Alvarez, Business Intelligence Director of Market Analysis, highlights that, at
the close of the second quarter of 2020, 157 transactions were registered with
17.88 million square feet and days away from closing the second quarter of
2021, 127 operations representing 14.29 million square feet (YTD) are accounted
for; which means about 20% less in transactions and absorption.
"The role of foreign investment continues to
be extremely important for industrial growth in Mexican territory. So far this
year, we have registered the arrival of five new foreign companies to the
domestic market with an absorption of 716,000 SF closed in the period,"
informed Marcos Alvarez, Business Intelligence Director of Market Analysis.
2021 TRANSACTIONS
- Class A: 90%.
- Class B: 10%.
- 1 transaction in BTS
- Manufacturing industries: 80%
- 60% of absorption is in the Monterrey industrial market.
- United States is the country with the most transactions registered
He reported that the most representative transactions of new foreign
investments in the domestic market at YTD are: BTL (Saltillo), Terex (Monterrey) and True Manufacturing (Monterrey).
On the other hand, Marcos Álvarez informed that there were 19 new
acquisitions of new places from companies with domestic presence; these
represent 3.25 million square feet, of which:
- 91% are Class A
- 9% are Class B
- 6 transactions in BTS
- 73% are manufacturing industries
- 25% of absorption is in the Guadalajara industrial market.
- 26% are U.S. companies
- 24% are Mexican companies
- 11% are Chinese companies
In that regard, if we consider the
companies already existing in the national industrial market, an absorption of
10.3 million square feet (YTD) is registered, of which:
60% are Class A
40% are Class B
11 transactions in BTS
41% are manufacturing industries
