Groundbreaking Ceremony for Panan III Industrial Cluster in Silao

With an investment of MXN 500 million and a projection of more than 1,000 direct jobs, Grupo Desarrollador ESFO has begun construction of the Panan III Industrial Cluster in Silao, Guanajuato. The project adds 17 hectares of industrial land to the Bajío corridor, focusing on manufacturing, logistics, and supply chain services.
Industrial inventory and availability
Panan III integrates into an inventory of 47 industrial parks across 17 municipalities, totaling more than 7,100 hectares, with 3,650 hectares available for new projects. The availability of land and services reduces installation times and enables the development of facilities and lots for anchor companies and their suppliers.
Business dynamics and supplier base
ESFO already operates two developments in the industrial corridor, and with Panan III it expands its portfolio in Silao. The strategy prioritizes parks with basic infrastructure, highway access, and turnkey solutions for operations that require certainty in costs and timelines.
The industrial real estate offering aligns with the relocation of suppliers in North America. Silao’s location, logistical interconnection, and reserve of industrialized lots create favorable conditions for new plants, expansions, and distribution centers targeting the regional market.
According to state figures, during the current administration 34 projects have been consolidated with investments exceeding USD 2.95 billion and commitments for 8,400 jobs. These capital flows confirm the demand for industrial space in Guanajuato and support private sector investment decisions.

With Panan III, Silao strengthens its inventory for assembly, value-added processes, and logistics operators prioritizing customer proximity, connectivity, and response times. The development is set to become a platform for linkages among manufacturers, tier suppliers, and specialized services.
