GP Desarrollos inaugurated the first phase of Pocket Park Libramiento in Escobedo, Nuevo León, with a total estimated investment of USD 85 million for the full project. The complex is positioned as a strategic option for companies seeking modern, efficient facilities and aims to accelerate the arrival of operations linked to supply chains in northern Mexico.
Pocket Park supply and scope
The developer reported that a significant portion of the capital will be allocated to in-warehouse modifications to customize spaces according to client needs. With this approach, GP Desarrollos aims to increase occupancy and reduce setup times—key factors for nearshoring and rapid production expansions.
Pocket Park Libramiento is located along a logistics corridor with road access and connectivity to Monterrey, the border port, and the northeastern highway network. The first phase focuses on industrial infrastructure built under energy-efficiency standards, perimeter security, and centralized services, designed for light and value-added operations.

According to José María Garza de Silva, CEO of GP Desarrollos, the strategy includes tailored modifications such as turnkey offices, optimized clear heights, and upgraded maneuvering yards to attract new operations and retain long-term tenants. Layout flexibility and quick delivery are positioned as competitive advantages over other submarkets.
With this development, the company strengthens its presence in northern Mexico and bets on Nuevo León—an industrially dynamic state thanks to its manufacturing base, supplier ecosystem, and export-oriented economy. The new park complements Garza Ponce’s portfolio and expands options for logistics, electronics, auto parts, and consumer companies seeking scalability.
The project foresees subsequent phases depending on absorption and the commercial pipeline, with incremental capex focused on finishing, water and energy-saving systems, and basic automation—enhancing user productivity and regional competitiveness. The total estimated investment of USD 85 million covers construction, internal urbanization, and specific build-outs for anchor clients.
For the market, Pocket Park Libramiento adds high-quality inventory at a time of strong demand for industrial space in Nuevo León, supporting nearshoring and supply chain integration with the United States.
