GP Desarrollos inaugurates its North Pocket Park in Nuevo León

GP Desarrollos inaugurated Pocket Park Norte , located in the municipality of Ciénega de Flores , Nuevo León. It consists of 27 hectares and it is estimated that it will have an investment of 250 million dollars between land, infrastructure, ships and equipment of the tenants during an investment period of five years; It is estimated that the companies will generate 5,000 direct jobs and 10,000 indirect ones.

"The locations that we have here in Monterrey, we started in 2019 with the Pocket Park Oriente, in Juárez, with 33 hectares; then we inaugurated the Pocket Park Aeropuerto at the end of last year, the one in Escobedo, with 24 hectares, we did not manage to inaugurate it because the market received it very well, as soon as we finished it we began to have clients", explained Martín Caro, commercial director of GP Desarrollos, during the groundbreaking ceremony.

Currently, they are building Pocket Park Poniente, in García, "which we hope to inaugurate at the end of this year and this park in Ciénega de Flores is the new one."

"That is the most important part for me that we want to comment on, with this park there are already five that we are going to have in the metropolitan area, which cover the five industrial zones of the state, which gives us a lot of flexibility to serve customers "said the manager. 

The park in Ciénega de Flores has a rentable area of ​​80,000 square meters without considering the build-to-suit areas and, although they have this layout , the park is very flexible, with a commercial area in front and there is a warehouse 137,000 square meters that will be delivered approximately in the fourth quarter of this year. 

Competitive advantages

Martín Caro emphasized that the two competitive advantages that this park has are: the strategic location, since it is at the exit of the free highway to Nuevo Laredo, approximately 50% of the trucks that go to the United States use the toll booth, for this reason they are very well positioned.

The second competitive advantage is that Monterrey is becoming more and more important, mainly because of the success the state has had in attracting new companies and the availability of labor.

He recalled that, when the Aeropuerto park was inaugurated, he commented that before they had to take people to the parks, now they take the parks to where the people are.

The North Pocket Park is surrounded by houses where 150,000 people live 15 minutes from the park and can even get to work by bicycle, which is one of the great advantages, due to the availability of labor, said the commercial director of GP Desarrollos .

New projects

 "Now I am going to present some of the new projects, to those who accompanied us in November at the inauguration of the first warehouse (of the Pocket Park Airport), we are already at 50% of the construction of the second warehouse that is going to be delivered in June in July of this year," said Martín Caro.

He commented that Garcia's Pocket Park will be the westernmost location in the metropolitan area, which will have a "great location for Tesla suppliers, it is a 23-hectare park that we will be inaugurating at the end of this year."

In addition, GP will have a presence in the state of Coahuila . "We are going to inaugurate Pocket Park Ramos, we call it La Puerta because it is right at the entrance to Ramos Arizpe, in front of the Holcim Apasco plant. We are going to start moving earth in six weeks and we hope to have it finished by the first quarter of 2024 , it will be very close to the parks we have in Nuevo León, and it will complement our Industrial offer," said the manager.

For his part, José María Garza de Silva, general director of GP Desarrollos , commented that "without a doubt this day has been highly anticipated by all of us at GP, we are finally at the inauguration of Pocket Park Norte, more than a year ago when we came here with our project with the authorities, for this reason I would like to thank the mayor Miguel Ángel Quiroga, of Ciénega de Flores.

"I am serious, as developers we have rarely had such good treatment, such good communication and such good coordination, especially with the municipal authorities; as an example, last December we jointly inaugurated a Civil Protection station, here at a right side, in front of the park, which will benefit the entire area. I think so, the collaboration that we have had at the moment with Ciénega de Flores is an omen of what is to come, I have no doubt that this project is going to be very successful.

They go out to attract more foreign direct investment

The general director of GP Desarrollos recognized the work of the State Economy Secretary, Iván Rivas Rodríguez , since "we have never seen such an important investment attraction team, like that of the Economy Secretary."

In turn, Iván Rivas Rodríguez commented that the governor and the Economy team have gone to the Hannover Messe in Germany and to the Milken Institute event, because the most important investment funds in the world meet here, to whom they explained the dynamism of employment in Nuevo León, which during the first quarter generated 47,000 formal jobs, as well as exports that exceeded 51,000 million dollars, which represented an increase of 26% compared to 2021.

He said that according to GBM data, more than 50% of nearshoring has come to Nuevo León , because the state has the chip of entrepreneurs like GP Desarrollos that created this Pocket Park concept.

From January to April of this year, there were 22 confirmed investment projects , 15 new investments and 7 expansions, for an amount of 6,240 million dollars, with the generation of 17,440 new jobs, indicated the Investment Department of the Ministry of Economy of Nuevo Lion.
