Finsa Invests USD 220 Million in Sustainable Industrial Park in Nuevo León

Finsa announced an investment of more than USD 220 million to build an industrial park in García, Nuevo León, which is expected to host more than 25 high-level companies and create 14,000 direct jobs. The project is presented as the first large-scale institutional sustainable development in the municipality, focusing on light and non-polluting industries.

The master plan includes 17 industrial buildings and a total leasable area of 370,000 m² upon completion of the second phase. The first stage covers 45 hectares, while the second will add 47 additional hectares. The infrastructure will meet international environmental standards, with criteria for energy efficiency and responsible resource management.

Industrial context of Nuevo León

García is part of the Monterrey metropolitan area and already hosts operations from Johnson Controls, Mercedes-Benz Buses, Liebherr, and Frisa, consolidating its role as an emerging industrial hub in Nuevo León.

“The project aligns with the municipal strategy to attract socially and environmentally responsible investments, strengthen regional competitiveness, and drive economic growth with well-paid jobs,” Finsa stated.

At the national level, industrial leasing activity totaled 455,000 m² in August 2025, with Monterrey leading by concentrating 36% of demand. The arrival of the Finsa García Industrial Park is expected to capture nearshoring, light manufacturing, and logistics projects, offering competitive delivery times to the U.S. market.

With this development, Finsa reaches seven industrial parks in Nuevo León and surpasses 740 hectares in the metropolitan area. At the corporate level, the firm operates 28 parks and more than 70 locations in Mexico and abroad, manages and leases 3.7 million m², and has historically built more than 14 million m²—reinforcing its position as a leading player in the industrial real estate market.

The new park in García is part of a growth strategy that prioritizes environmental certifications, modular design, and turnkey solutions for anchor companies and suppliers. The goal is to attract capital linked to value chains in electronics, auto parts, devices, and 3PL logistics, with ESG governance and operational traceability.
