Colon: venue of the first LEED industrial park in Queretaro

Construye Industrial announced the
beginning of the works of their Industrial Park Kaizen, in the municipality of
Colon, with a total investment of 8,000 million pesos.
This development with LEED certification
is anticipated as a mixed-use space where 70 % will be addressed to the
industry, and the rest if for the settling of commercial and services
companies.
Likewise, was announced the first
vertical building in the state for the light and logistics industry. It will
have four storage plants for mini-warehouses and well equipped with all
services required by the sector.
For its efficiency, it will be built
with a high technology thermal acoustic isolation, and natural and mechanic
vents will be installed to keep the interior environment fresh and pure.
With a total of 520,000 square meters of
property land, in which buildings will be installed for logistics and
manufacturing, lots for Build to suit, offices, a Data & Call Center, which
amount 265,824 square meters; a shopping center, a gas station and an electric
load center, besides a hotel of 150 rooms with all amenities, which will
include 67,582 square meters; and services establishments on 7,171 square
meters.
Its location in the state highway 100
connects it directly to state highway 200, the Queretaro Intercontinental
Airport (QIA) at 4.5 kilometers, the Intermodal terminal of Cargo at 30
kilometers, Queretaro’s downtown is at 25 kilometers, and the Arkansas
University at less than 5 kilometers.
And since the development of residential
complexes nearby is expected, work will be done together with municipal and
state authorities to establish public transportation lines. Internally, Kaizen
will promote the efficient use of automobiles, bicycles and other sustainable
transportation means.
One of the most important parts in the
design of this Industrial Park, will be the generation of a peaceful
environment, through green areas and walk roads. This way, Kaizen enters the 45
existing industrial parks in the entire state of Queretaro, which mainly
include the automotive, aeronautics, manufacturing, real estate, construction,
and transportation sectors.
SUSTAINABILITY
Quality and environmental care are the
subjects that concern the most to Kaizen developers, that is why the Industrial
Park has LEED certification (Leadership in Energy and Environmental Design,) an
evaluation system for sustainable buildings created by the U.S. Green Building
Council.
Regarding the environmental impact, this
system will have energy benefits with savings of 30 to 70 %, as well as savings
in water consumption of 30 to 50 %; while in economic terms it will allow the
reduction in costs of wastes from 50 to 90 %, the increase of the value of its
assets to up 7 % and an investment return of 2 to 5 years.
LEED certification for the Kaizen
Industrial Park is aligned with the 17 sustainable principles established by
the United Nations that are looking to generate community, peace, justice, and
economic development.
Currently, buildings produce 39 % of the
greenhouse gases, consume 13.6 % of the water on the planet and 42 % of the
total world energy, said Lourdes Salinas, director of Tree Consultoria, during
the ceremony.
However, sustainable buildings have the
potential of reducing the consumption of energy in 24 and 50 %, gasses
emissions up to 39 % and the water to 40 %, everything by sustainable terms for
the company.
Mexico has the ninth position with more
LEED certifications, list lead by China, followed by Canada, India, Brazil,
Germany, South Korea, Taiwan, and Turkey. There are more than 419 certified
projects in our country and more than 689 registered. Queretaro, in turn,
occupies the fifth place with more certifications of this type of 21 projects,
although any is a complete campus.
“We will to it because it is the correct
thing to do and that has been the mechanic that we have to do throughout this
project which today begins its construction,” explained Lourdes Salinas.
REGION
In 2015, the municipality of Colon had 3
industrial parks and will close 2019 with a total of 11. Besides, it intended
15 hectares for a residential area that serves the Military Air Base, which is
located on one side of the QIA.
The event was presided by Benjamin
Mizrahi, general director of Construye Industrial; Jaime Mizrahi, president of
Carrera Corporacion, Chema Mizrahi, Elias Janous and Jose Lati, partners of
Carrera Corporacion; Alejandro Ochoa Valencia, mayor of Colon; and Adam
Gardizabal, secretary of Sustainable Development in the municipality of Colon.
