Nuevo León

July 27, 2026

With the delivery of its first 70,000-square-meter industrial building for Mercado Libre, Areya Escobedo Industrial Park was officially inaugurated. The complex is beginning operations on a strong note, delivering a facility that, together with its future expansion, represents more than 20% of the park’s total capacity. It is also expected to become a major driver of development for the region.

The project includes a total leasable area of 340,000 square meters, equivalent to nearly 4 million square feet of industrial infrastructure, and is expected to generate between 8,000 and 10,000 direct jobs once fully completed.

Growth of the Industrial Real Estate Market in Escobedo, Nuevo León

Cristóbal Ruelas, Director of Areya’s Industrial Business Unit, emphasized that the development of the park responds to the industrial momentum that has positioned Escobedo as a leading market in recent years.

“Our formula has been to prepare the land before the market demands it, moving forward with permits, infrastructure, and electrical capacity from the earliest stages. What we are celebrating today is not the end of a project, but the beginning of a new phase,” he said.

The developer also announced the addition of Panasonic as its second confirmed tenant. The company will establish operations next to the e-commerce firm.

Logistics Infrastructure and Job Creation Driven by Nearshoring

Escobedo Mayor José Antonio Quiroga highlighted the positive impact of developments of this scale, noting that every company choosing to establish operations in the municipality confirms that the area offers the right conditions to invest, grow, and develop long-term projects through coordinated work with the private sector.

He also announced that preparations are already underway for a job fair focused on recruiting the talent required by the industrial park.

“We are currently organizing a job fair at City Hall to hire the people who will fill the newly created positions, prioritizing local residents so their commute to work will be as short as possible,” he explained.

During the official presentation of the complex, Arnulfo Garza, CEO of Grupo Areya, highlighted the strategic importance of this milestone for the company’s growth.

“The opening of this real estate asset represents the achievement of a key milestone in the firm’s history. We reaffirm our commitment to continue expanding our development platform and taking decisive steps into new markets in Nuevo León,” he said.

The official ribbon-cutting ceremony was attended by Areya executives, representatives from construction company Hermosillo, and representatives from Newmark, which collaborated in the commercial leasing of the project.
