2nd stage of Novotech Industrial Park opens in Silao

Juan Carlos Gonzalez, founder of Grupo Si Now real-estate, lead the opening of the second stage of the Novotech Si Now Silao industrial park, which has 154 lots intended to cover the micro, small and medium enterprises (MSMEs) industry needs.

During the official event, the businessman explained that the area with the highest impact is the Centro-Bajio-Occidente industrial corridor, which includes the states of Guanajuato, Queretaro, Aguascalientes, San Luis Potosi, and Jalisco. The industrial park has a privileged geographic location and is an excellent option in logistics and profitability. Its first stage has 103 lots.

The also director of Grupo Si Now shared that more than 2,000 direct jobs will be generated thanks to its 154 units. “We are integrators of the materials supply chain of the automotive industry, of metal mechanics and logistics. We are always less than 5 or 10 kilometers from the industrial park areas.”

He underlined that the final user “is in the struggle of entrepreneurial effort,” therefore he will have a direct credit for his property land, with access opportunity for the construction of industrial buildings.”

MSMEs, he said, contribute with more than 60 % of the Gross Domestic Product in Mexico. One of the success cases is the one of Jesus Fuentes Rangel, general manager and founder of Cubilete Trucking, one of the first investors that trusted the project.

“Companies were asking me for a yard and we were looking for some in other places, where we had the capability of credit and immediate deed. It was how I obtained my yard and getting here was a little long road, and it is pretty short; we are very close to the FIPASI industrial park.”

Juan Carlos Gonzalez underlined that safety grants wide benefits to investors. 

Grupo Dimosa was founded 32 years ago in Guadalajara and arrived in Silao two years back. It dedicates to the leasing, purchase, and sale of industrial machinery.

Rigoberto Quintero, branch manager, during a visit to the industrial building explained that the location and facilities are important points for their customers during negotiations: “We can have access to these industrial buildings which are very close to customers, without this facility our business could be complicated (…) since we arrived we have [fulfilled] changes in the park, like cleaning and settling order.”

Regarding the transnational scope, International Paper is another example of reliability. It was founded in New York in 1898 in the pulp and paper branch and in Silao it manufacturers corrugated cardboard boxes for the agricultural sector.

Armando Ciruelo, a superintendent, shared that investors contribute with the capital to generate a good and at the same time, a benefit for the community. The investment seeks to balance and keep the population occupied to decrease violence: “there are investors that provide us with the first-world facilities, what we first seek for is for it to comply safety measures, guarantees safety from the entrance (…) mainly, post-sales service matters.”

Alejandro Hernandez Fonseca, undersecretary of Investments Attraction from the Ministry of Sustainability Economic Development of the state government (SDES, by its Spanish initials) explained that the Novotech Si Now Industrial Park complements the range of industrial offer of the entity and the Bajio region.

“It offers more flexible models (…) you can obtain a 1,200 square meters space with a high building coefficient, which is 70 percent. We decide the vocation of each industrial park according to the services it offers.”

The park is for light industry, therefore its energy consumption is lower. The workforce is mainly integrated by inhabitants of nearby communities.
