For the Mexican Association of Private Industrial Parks (AMPIP), the year 2021 was very good for the industrial real estate sector because, despite the health crisis caused by Covid-19, the occupation of industrial spaces at the national level tripled.
The foregoing was commented on at the swearing in of Sergio Argüelles, who will serve as the new president of the organization for the period 2022-2023 and CEO of Finsa .
According to data from Finsa , during the past year, mainly Asian and American companies came to Mexico in search of markets closer to their consumers and thus minimize the impacts , especially of the logistics crisis.
The foregoing demonstrated the demand for industrial spaces at the national level, which are divided mainly between the US (41%), Mexico (14%) and China (8%).
60% of the occupation of industrial buildings is found in Tijuana, Ciudad Juárez, Mexico City and Monterrey , the latter being the one that registered the most growth during the last year, with a 30% market share.
The sectors that registered the highest growth in employment at the country level were the automotive, logistics and electronics sectors , in line with the growth trends of electronic commerce as well as the future of mobility and entertainment in the industry.
Acknowledging the work of the previous AMPIP administration , Sergio Argüelles stated that during the health crisis, he knew how to take advantage of the current moment, managing to exceed the levels of activity that were had, even before the pandemic, demonstrating that the industrial real estate sector It has been an important pillar for the economic recovery of the country , achieving the attraction of foreign capital and giving support to the various international treaties.
Likewise, given the new conditions in the industrial sector, he stated that part of the challenges that will be assumed in the coming months will be to have competitive infrastructure and support for the parks , mainly in terms of water and energy; give certainty to investments ; promote Mexico on international stages, ensure development and training in digital matters, and encourage the operation of a clean industry.
The new representative of AMPIP promised to intensify the work of the organization, with the aim of positioning it as a strategic pillar for the economic development of Mexico , supporting its members within a framework of agility, resilience and competitiveness.
“By 2022, another of our main challenges will be to give new impetus to the relationship with the public administration by supporting actions that benefit the industrial sector, making the pertinent recommendations. As the consultative body that we are, we promote best practices so that the industry remains in evolution and competitive in the face of the new characteristics of the internal and external market”, he assured.
Created in 1986, AMPIP represents 390 industrial parks with a presence in 24 of the 32 states of the country, that is, 40 million square meters of buildings.
It currently covers 3,700 installed companies, of which 62% are of foreign origin, with 66 Corporate Members, 51 private developers, five investment funds, four Real Estate Investment Trusts (FIBRAs) and five State Governments.
AMPIP members create around three million jobs, making it an essential association for the economy, as part of the strategic infrastructure for production chains that create jobs and development.
