The Bajío region continues to set the pace for industrial growth in Mexico, supported by sustained investment, nearshoring dynamics, and a highly competitive manufacturing ecosystem. Recent plant openings within FINSA’s industrial parks in Querétaro and Aguascalientes highlight the region’s ability to attract global companies seeking scale, connectivity, and operational efficiency.

Over the past six months, multiple companies have launched new operations inside FINSA-developed facilities, reinforcing the role of FINSA’s industrial parks as a key enabler of expansion across automotive, electronics, logistics, and consumer goods sectors.

Querétaro: Strengthening Advanced Manufacturing and Mobility

At FINSA Querétaro III, new operations by TAJCO and TE Connectivity have been integrated into the park, adding momentum to the region’s automotive, electronics, and advanced mobility ecosystem. These investments reflect Querétaro’s strong position within high-value manufacturing supply chains, supported by skilled talent, industrial infrastructure, and strategic connectivity to national and international markets.

The arrival of these companies further consolidates FINSA Querétaro III as a destination for manufacturers seeking Class A industrial space within a mature and diversified industrial environment.

Aguascalientes: Logistics and Consumer Goods Expansion

In FINSA Aguascalientes, new facilities opened by Vitti Logistics and Edgewell Personal Care underscore the region’s growing relevance for logistics operations and consumer goods manufacturing. These projects strengthen supply chain capabilities while supporting production and distribution activities aimed at global markets.

The expansion of logistics and consumer goods operations reflects rising demand for well-located, high-spec industrial space capable of supporting time-sensitive distribution and efficient manufacturing processes.

Nearshoring Driving Demand for Class A Industrial Space

The recent plant openings across FINSA parks illustrate broader trends shaping the Bajío’s industrial landscape. Nearshoring continues to drive investment into sectors such as automotive components, electronics, advanced manufacturing, and logistics—industries that require modern, flexible, and scalable industrial facilities.

FINSA’s industrial parks in Querétaro and Aguascalientes are designed to meet these requirements, offering infrastructure aligned with the operational needs of global companies expanding in one of Mexico’s most strategic industrial corridors.

FINSA as a Platform for Regional Industrial Growth

As the Bajío maintains its position as one of Mexico’s most competitive destinations for industrial investment, FINSA continues to play a central role by providing the physical infrastructure that enables growth. Through its network of industrial parks, FINSA supports companies at different stages of expansion while contributing to the development of a solid, integrated regional value chain.

The recent openings reaffirm the Bajío’s momentum—and FINSA’s role in supporting the next phase of industrial expansion across central Mexico.
